GENERAL BOOKING TERMS 

• Check in is from 3pm. Early check in is only by prior arrangement and agreement. For arrivals after 8pm please contact us in advance.

• Check out is by 10.00am on your day of departure. Late check out only by prior arrangement and agreement. Please contact us in advance.

• Bed linen and towels are provided.

• We request that only naturally sourced cleaning products are used throughout your stay

• Locally sourced and seasoned wood will be provided with glamping accommodation and additional wood will be available for purchase. Please contact us in advance if you require this.

• Noise to be kept to a minimum between the hours of 10:00PM and 06:00AM.

• Only guests on the booking are permitted to stay on site.

• Please keep to the paths whenever possible to help preserve the meadow, flowers and natural habitats.

Before you begin your stay with us, please take a moment to read and understand our Full Terms and Conditions. By making a reservation and staying at Bells + Barns, you agree to the following:

Booking
To make your booking request, you must be eighteen years of age or older.

Bookings should be made online and on completing the booking, either direct or via a third part (such as AirBnB) you declare that the information provided is accurate. We accept no responsibility for mistakes made when booking and paying, so please make sure you check your confirmation carefully once received.

On confirmation, you will receive an automatically generated booking confirmation and payment summary by email to the email address provided at the time of booking. At this point, a contract shall exist between you and us on these Terms and Conditions.

Arrival and Departure
Your accommodation will be available from 3pm on your arrival date unless formally agreed otherwise. Your check-in is contactless, and you will be sent details prior to your arrival.

You must vacate the accommodation by 10am on the date of your departure.

Cancellations and Changes
If you wish to cancel your booking, you must notify us as soon as possible and confirm this in writing via email (info@bellsandbarns.uk or via the third party site (AirBnB etc). Your booking will only be fully cancelled once you receive written confirmation of the cancellation from us.

If we receive less than 30 days notice, you will be liable to pay the total cost of your stay, including any third-party costs connected with your pre-booked extras that we are unable to recoup.

We strongly recommend that all guests take out UK travel insurance.

In the unlikely event that we need to cancel your holiday, we shall inform you as soon as possible and refund all monies paid to us, by you within 14 days.

Please note that refunds can only be made to the original payment method.

Closures
From time-to-time things out of our control, in extreme weather or for any other unforeseen circumstances, Bells + Barns reserves the right to close the site. In this circumstance, we will move your booking to an alternative date or offer a refund.

Number of Guests
The maximum number of people using the accommodation at any time must not exceed 4 people and only those detailed on the booking can occupy the property.

Group and single-sex bookings are welcome, provided that our low noise policy is agreed to however we do not accept stag or hen parties.

Dogs
Unfortunately at this point it is not feasible for us to accept or allow pets within any of the accommodation. If pets are identified within any of the accomodation an additional cleaning fee of £100.00 will apply.

Weather
We regret that weather conditions are beyond our control and cannot refund any monies if you cancel your booking or reduce your stay due to the weather.

Force Majeure
Bells + Barns accept no liability for events prior to or during your stay totally beyond our control, including, but not limited to, floods, earthquakes, extremely adverse weather conditions, natural disasters, other acts of God, epidemics, or pandemics, acts of terrorism, fire or failure of electric power, gas, water, or other utility services. In such instances, refunds will be at the discretion of Bells + Barns.

Car Parking
We offer free parking for one vehicle with each Stargazer Tent and parking for two vehicles if you are staying at the Apple Tallet. Vehicles and their contents are left at the owner’s own risk, and we do not accept responsibility for loss or damage.

Guest Behaviour
Guests are requested to conduct themselves appropriately and comply with our procedures and requests about conduct and respect for the property within the accommodation, other guests, and their own or others’ health and safety. Guests are requested not to disrupt the comfort and enjoyment of other guests.

Low Noise Policy
We are a quiet, peaceful site, and we ask guests to be respectful to others on the site. Loud noise and nuisance will not be tolerated at any time and all noise must be kept to a minimum after 10pm.

Whilst we do accept groups, we are a retreat and not a party site. If you are sitting outside at night please be aware that noise carries easily, so please keep your voices low.

Guests who in our reasonable opinion are causing a nuisance may be required to immediately leave the site. Where this is the case, we shall have no obligation to refund you for lost accommodation, other services or any other loss or expense incurred.

Safety
At Bells + Barns, your safety is our utmost priority. We have implemented a range of measures to ensure a secure and enjoyable stay.

Fire Safety:
Wood burning stoves are provided for the Stargazer Tents and Fire Pits are provided for campfires and barbequing, but must not be left unattended, must not be moved from their designated location, and must be fully extinguished after use.

Open flames, candles, or any form of outdoor cooking equipment are strictly prohibited inside.

Only use the firewood provided.

Use of any fire pit or woodburning stove can be dangerous and is at the user’s own risk.

Outdoor Area Safety:
Exercise caution when moving around the outdoor areas, especially in the evening or during adverse weather conditions.
Please DO NOT climb on any structures at any time.

Security and Locking:
Ensure that your Stargazer Tent is securely locked when you are not present. You are welcome to use the key safe with the code provided to you at the time of booking. Please do not change the code.

Children’s Safety:
If you have children with you, they must be supervised at all times to ensure their safety on the premises.

By booking and staying at Bells + Barns you acknowledge and agree to abide by these safety guidelines. Your cooperation ensures a safe and enjoyable experience for all guests. If you have any concerns or require further assistance, please do not hesitate to contact us.

Smoking
Smoking/vaping is not permitted inside the Stargazer Tents or Barns under any circumstances. Smoking outdoors is permitted but please collect any cigarette butts and dispose of them appropriately, we want to be as kind to our plant and animal friends as possible, so your cooperation is appreciated.

Housekeeping, Maintenance & Damages
Your accommodation must be left in a clean and tidy condition. Please also ensure that the sink, fridge, oven, BBQ and grill (as applicable) are left clean and empty on your departure.

Guests will be charged for any item(s) that are removed or lost from the accommodation.

Please let us know if anything gets broken so we can replace it for our next guest. We understand that accidents happen, and we will only charge for replacements in exceptional circumstances, as we expect a fair degree of wear and tear. If the damage is directly attributable to the guest, then we reserve the right to request payment to cover all damages incurred directly during your stay.

Personal Property
Bells + Barns will not be held responsible for any loss or damage to any property on our premises. Vehicles, accessories, and contents are left at the owner’s risk. It is recommended that your holiday insurance covers loss or damage to personal effects.

Indemnification
Guests agree to indemnify and hold Bells + Barns Limited harmless from any claims, damages, expenses, injuries, or liabilities arising from their stay, except to the extent caused by the accommodation site’s negligence or intentional misconduct.

BELLS + BARNS LIMITED RESERVES THE RIGHT TO CHANGE OR AMEND THESE TERMS AND CONDITIONS AT ANY TIME.
